Preparation and handling of all pre-lien letters (Notice of Intent to Lien), service of all required IDR and ADR offers to owners before and after the lien and prior to foreclosure. Assistance to the Association and Management Company with any IDR or ADR requests. Providing and facilitating Forbearance Agreements/payment plans when the opportunity arises. Providing and assisting with debt validations when disputes occur. Providing lien resolution forms to the board for proper authority to place liens. Preparation and recording of Delinquent Assessment liens and Release of Lien as necessary.
Non Judicial Foreclosures
Preparation of all foreclosure set up documents and foreclosure resolution forms to the board for property authority to commence foreclosure and then the and recording and handling of all foreclosure notices, processing of the foreclosure through delivery of funds or title to Association at the conclusion of the foreclosure process.
Bankruptcy Assistance
Monitoring, preparation and assembly of all necessary bankruptcy documentation and a seamless interface with the attorney who will process the bankruptcy file for the client throughout the bankruptcy process.
Eviction Assistance
Preparation and assembly of all necessary eviction documentation and a seamless interface with the attorney who will process the eviction through lockout and possession of the property.
